For those who desire not to borrow, but to lend, one of our program divisions offers general opportunities for Investors. While we are not registered investment counselors or advisors (see the disclaimer at the bottom), we are affiliated with a couple of different programs for those who desire to invest in real estate -- in a consortium with others -- where the investment is relatively protected, and the return about 12%.

One such program is an affiliate of our parent organization, Commericial Capital, out of Atlanta, and focuses their work on properties with strong borrower credit and profile, low loan-to-value rates, and strong exit strategies. Another program is through a local (to Sarasota, FL) company with unique model: They buy severely distressed properties at various locations throughout the country (as opportunity presents). Then -- and significantly to the model -- they seek former renters who desire to be homeowners, and place them in the home as homeowner. Terms are usually something on the order of $1,000 down, plus $350/month for ten years. (Plus all expenses of either repair or ongoing taxes, insurances, upkeep, etc., as the responsibility of the homeowner.) This offers to the appropriate applicant, the opportunity for home ownership, at significantly lower than alternative rent, with full ownership of the home in ten years. The homeowner then fills what would otherwise be a blight to the neighborhood, and begins the process of neighborhood, benefiting everyone involved. A very brilliant program. And one that also offers 12% return for those who participate.
